Most price pages stop at a range. This one shows the arithmetic, so you can add up your own house before you call.
Window cleaning prices by window type

Here is the published rate card. Prices are per pane unless noted.
| Window type | Outside only | Inside and out | Notes |
|---|---|---|---|
| Crank-out or casement (average pane) | $5 | $10 | Common in newer homes |
| Picture window (about 3 ft by 6 ft) | $7 to $8 | $12 and up | More if a ladder is needed |
| Double-hung with screen, no storm | $15 to $20 | $22 to $30 | Inside and out includes screen and sill |
| Pella with removable storm panel | About 2 times the standard price | About 2 times | Storm is taken apart and cleaned between |
| French pane and storm windows | Quoted by the piece | Quoted by the piece | Varies widely |
A few notes on that table.
- Screens are free with inside and out. We wash them with soap and water and towel-dry them at no charge with any inside-and-out cleaning.
- Pella windows cost about double because the storm panel comes apart. We clean the glass between the panels, and Pella windows need that roughly every 18 months as they haze. Pella has product care information on its support pages if you want to see how the panels work, and the International Window Cleaning Association is the trade group to check if you want to compare companies.
- French pane and storm windows are quoted by the piece, since the pane count and the fit vary so much.
- Prices apply inside the Omaha metro with no travel charge. Outside it, travel is about $2 per round-trip mile. That applies to Lincoln, Blair, Fremont, Ashland and Fort Calhoun.
Newer homes in Papillion tend to have large casement and picture windows, which price low per pane. Older homes near downtown often have double-hungs with storms, which price higher. Same square footage, different bill.
Worked examples: window cleaning cost Omaha homes actually see
A ranch with 22 casements, outside only
22 panes at $5 each is $110. That is under our $175 minimum, so the minimum applies unless you are on a maintenance plan or a neighbor's home is done the same day. In either case the $110 stands.
Add the inside and the math changes. 22 panes at $10 each is $220, which clears the minimum.
A two-story with mixed windows, inside and out
How much does it cost to clean windows on a 2-story house? It depends on the mix. Take a common one:
- 8 double-hung windows with screens, no storms, at $22 to $30 inside and out: $176 to $240.
- 3 picture windows at $12 and up inside and out: $36 and up.
- 6 casement panes at $10 inside and out: $60.
Total: about $272 to $336, before any ladder charge on the picture windows. That works out to around $16 to $20 per pane across the house, and the cost per window inside and out is highest on the double-hungs, because those include screens and sills.
Outside only, the same house comes to 8 double-hungs at $15 to $20 ($120 to $160), 3 picture windows at $7 to $8 ($21 to $24) and 6 casement panes at $5 ($30). That is $171 to $214.
Build your own estimate the same way: count panes by type, multiply, and add.
What raises the price
The rate card is the base. These factors add to it:
- Height. Windows over 24 feet may cost a little more.
- Hard-water deposits. White mineral crust on exterior glass takes extra work. Omaha's municipal water from MUD is moderately hard, and sprinkler spray leaves deposits fast.
- Deck sealant or paint overspray. We remove both, and heavy deposits add time.
- Ladder access. Picture windows that need a ladder cost more than the base rate.
- Storm panels. A Pella removable storm panel roughly doubles the price of the window it sits on.
- Travel. About $2 per round-trip mile outside the metro.
If your glass is badly neglected, a first cleaning can take longer than the rate card suggests, so mention it when you call.
Window cleaning minimum charge: the $175 rule and how it is waived
Our minimum service charge is $175. Any job that adds up to less gets billed at that number. Sending a crew, protecting the house and setting ladders takes about the same effort on a small job as a large one.
You can skip it in two ways:
- Join a maintenance plan. Plan customers have the minimum waived on every visit.
- Have a neighbor's home done the same day. When we are already on your street, the minimum drops away.
If your bill is close to $175, ask a neighbor to book the same day.
Maintenance plan math: what regular cleaning saves
Our plan runs quarterly, semi-monthly, monthly or more often. The discount grows with frequency, up to 25%, and plan customers get priority scheduling and the minimum waived. You can also mix inside and out once or twice a year with outside only in between.
Run the numbers on the two-story above. Say you do two inside-and-out cleanings and two outside-only cleanings a year:
- Two inside-and-out visits at $272 to $336 each: $544 to $672.
- Two outside-only visits at $171 to $214 each: $342 to $428.
- Yearly total at list price: $886 to $1,100.
At the top 25% discount, that is about $665 to $825, a saving of roughly $220 to $275. The outside-only visits also sit near the $175 minimum, and the plan waives it, so nothing pads the bill. The exact discount depends on your visit frequency, so ask what your schedule earns.
Is professional window cleaning worth it?
Yes, for most homes, and here is the practical case.
- Reach. Second-story and picture windows need ladders or poles.
- Edges and sills. A professional squeegee, with edges detailed with a cotton surgical towel and the sill wiped, leaves no drips down the frame.
- Removal of what the sponge cannot. Paint overspray and light deposits come off glass with the right tools.
- Your house stays clean. We lay floor mats, put on shoe covers, set towels under buckets and use care around draperies.
- Your time. A weekend of ladder work becomes one phone call.

How to get a window cleaning quote by phone
We prefer phone quotes for windows. You do not need to be home for the work later, as long as we have access.
- Call (402) 503-3015 in Omaha or (402) 421-2720 in Lincoln, Mon to Fri, 7:30am to 5pm. Or email office@executivecleaningco.com.
- Say how many windows and what type: casement, picture, double-hung, Pella with storms, French pane.
- Say inside and out, or outside only.
- Mention hard-water spots, paint overspray or windows higher than a second story.
- If you can, text photos of the front and back of the house.
We add the prices, tell you the total and check the minimum. Our blind and shade cleaning and gutter cleaning are separate services. Our full window cleaning service in Omaha page lists what each visit includes. Commercial window cleaning is available, though residential is our specialty, and the Omaha service area page has the towns we cover.
FAQ
How much does it cost to clean windows on a 2-story house?
It depends on the window mix, since we price per pane. A common two-story with 8 double-hungs, 3 picture windows and 6 casement panes runs about $272 to $336 inside and out, and $171 to $214 outside only, before any ladder charge. Count your panes by type, multiply by the rate card, and call for a firm quote.
What is the window cleaning cost per window, inside and out?
A casement pane is $10 inside and out. A picture window (about 3 ft by 6 ft) is $12 and up. A double-hung with a screen and no storm is $22 to $30, and that includes the screen and sill. Pella windows with removable storm panels cost about twice as much. French pane and storm windows are quoted by the piece.
Is professional window cleaning worth it?
For most homes, yes. Crews handle the ladders and reach, detail the edges and sills, wash the screens, and remove overspray and light deposits. They protect floors and furniture indoors. Plan customers also get priority scheduling and up to 25% off, which cuts the yearly cost. Ask for a phone quote and compare it to your own time.
What is the window cleaning minimum charge?
The minimum service charge is $175. If your panes add up to less, that is what you pay. It is waived for maintenance-plan customers, and when a neighbor's home is done the same day. A ranch with 22 casements outside only totals $110, so the minimum would apply unless one of those two waivers does.
How do I get a window cleaning quote by phone?
Call (402) 503-3015 and tell us the number of windows by type, whether you want inside and out or outside only, and any hard-water spots, overspray or tall windows. Photos texted to the same number help. We add the per-pane prices, apply the minimum if needed, and give you a total. Phone quotes are our preferred method for windows.
